A white clay model of a suburb seen from above, most homes pressed flat and a few near the station standing in pink

Everything, then yours.

We're a buyer's agent in Unley, working across Adelaide. We build the search with you, walk through homes before you do, and bid or negotiate for you. We act for buyers, and only buyers.

Most homes won't fit your brief. The few that do are the ones worth walking through.

An illustrative suburb, drawn for this page. Your search runs on the real market.

at least 600 m²
3 bedrooms or more
up to 10 minutes' walk to the train
a yard to the north: yes

Everything, then yours: this is how the search narrows.

The pockets that fit.

We start with a brief, not a suburb. We write it with you before we open a single listing, and we tell you when it's fighting itself: four bedrooms, a big yard and a five-minute walk to the train rarely share a street.

What's left is a handful of pockets. A pocket is often not the suburb you had in mind, and that's usually the point.

N

Pocket 1 of 2: eight homes, the nearest a five-minute walk from the station.

  • How far will you really walk in February?
  • Would you give up a bedroom for the yard?
  • Which room do you sit in on a Sunday afternoon?

We walk the street before we knock.

The street of the home you're following, from the suburb above.

  1. The block falls about 1 in 40 to the back fence.
  2. A two-storey neighbour on the north-east side.
  3. The train line is 60 m to the south-east.
  4. Rain runs east across the block, toward the side fence.

Before any door, we walk the street at eight in the morning and again at three. We look at the slope of the block, where the rain goes, what the corner does at school pick-up, what's under the flight path, and what's been lodged with the council next door.

A listing shows you the house at the one hour it looks right. The street shows you the other twenty-three.

What we'd walk away from.

Most homes don't make it past the first look, and that's the job working. When we walk away, we tell you why in one sentence. Then we keep looking.

  • The only quiet bedroom faces the main road.

This one fronts the main road in the suburb above.

  • The yard gets sun only in December.

    Its yard faces south-south-west.

  • It's close on the map and a long way on foot.

A 1-minute walk as the crow flies, 27 on foot.

  • The block is smaller than the photos make it look.

    490 m², against your 600.

  • Two bedrooms and a study with no window.

    Two bedrooms, against your three.

Each is a home from the suburb above that didn't fit your brief. Try another suburb and they change.

Three worth your Saturday.

By the time you stand in a home, we've stood there first. These are the notes we bring back: the things a listing never mentions.

The villa with the arch

A long villa hallway with a timber arch, a fine crack above it, and afternoon light falling in two patches on the boards

A crack over the arch. Old and dry, but we'd ask.

The second bedroom is really a study.

The light stops here by three.

The floor dips a little at this doorway.

The one with the lemon tree

A small back lawn with low sun across its far half, a lemon tree, and a neighbour's new timber frame rising behind the fence

Afternoon sun falls here, not on the deck.

The neighbour's second storey is going up behind this fence. We've read the plans.

The side path drains well.

The lemon tree is older than the extension.

The brick one by the lane

An open back door seen from a tiled laundry, damp marks at the foot of the frame, a brick yard and side gate beyond

Damp at the foot of the door frame. We'd find out where it's coming from.

The laundry floor falls the right way.

The side gate opens onto a lane. We'd find out who uses it.

If one of these is the one, we'll tell you what we'd watch for on the day. If none of them is, we keep walking.

Bid.

The one you bid on, at auction or across a table.

N

The yard faces north-north-east.

At auction, we agree one figure with you the night before. On the day we stand where the auctioneer can see us, bid in the rhythm we agreed, and stop at that figure. In a private sale, we negotiate on terms as well as price, in writing, and tell you every offer and every answer. Sometimes the right call is to let it go. We'll say so.

the figure we agreed

We don't sell homes. We don't list them, and we take nothing from anyone selling. There's one side of the table, and we sit on yours.

If a home we're looking at is connected to anyone we know, you'll hear it from us first.

What it costs, before we start.

A fixed fee, agreed in writing before we start: part when we begin, the rest when you buy. We'll tell you the figure in the first conversation.

Do you only work around Unley?

No. We work across metropolitan Adelaide, from the hills face to the coast.

Will you look at a home I've already found?

Yes. We'll walk through it, tell you what we'd watch for, and bid or negotiate if you want us to.

What if nothing fits the brief?

Then we'll say so early, and work out with you which part of the brief can bend.
